Roofing Contractor in Diamond Bar, CA: Second Reroofs on 1970s and 1980s Homes

Most of Diamond Bar went up in two decades: 28.8% of its homes were built in the 1970s and 40.5% in the 1980s, on land Transamerica Corporation master-planned after buying 8,000 acres of Brea Canyon in 1956. Many of those houses are now due for a second reroof, and a roofing contractor in Diamond Bar, CA, has two questions to settle early: overlay or tear-off, and what should replace old wood shake.

A master-planned city reaching its second roof

Transamerica paid $10 million for the Brea Canyon land and planned a community for about 50,000 people, and the first model homes went up at the north end of town in 1960. By American Community Survey figures (2014 to 2018), 19.1% of homes date from the 1960s, 28.8% from the 1970s, and 40.5% from the 1980s, 88.4% combined. Of 18,800 housing units, 72.1% are single-family detached, and 77.3% of homes are owner-occupied.

A house from 1978 or 1985 has likely been reroofed once already, and what happened that first time shapes the options now. Some first reroofs went over the original roof as an overlay, some houses still carry wood shake, and others were stripped to the deck and have a single layer. The first visit sorts out which one you have.

Overlay or tear-off: what a roofing contractor in Diamond Bar, CA checks first

Diamond Bar’s Building and Safety Division handles plan check, permits, and inspections at 21810 Copley Drive. A building permit application goes in through the City’s online form after Planning Division clearance; staff review it and email the fees and next steps.

Overlaying a wood roof adds a step. The City’s 2025-26 building fee schedule charges $133.98 per inspection for a pre-alteration inspection that covers a wood re-roof overlay, so an inspector looks at the existing wood roof before anything goes over it. Before recommending either path, we check:

  • How many layers are already on the roof
  • Whether the deck is solid sheathing or the spaced boards often found under shake
  • Whether the address is in a High or Very High fire zone
  • Whether low-slope sections, such as patio roofs, need a separate system

On a second reroof, a tear-off is usually the cleaner choice: it exposes the decking, removes the shake or the earlier layer, and skips the overlay inspection. The fee schedule’s valuation table lists composition shingles, Class A tile, untreated wood shake, and Class A wood shake as separate re-roof lines, and the re-roof section carries a note limiting it to jobs covering less than 25% of the roof. The table doesn’t say which lines the note covers, so we confirm with Building and Safety before planning any shake repair.

Replacing wood shake near the Tonner Canyon wildland

Tonner Canyon is open land that fire agencies from Los Angeles, Orange, San Bernardino, and Riverside counties plan for together. After the 2008 Freeway Complex Fire, they formed a working group, known as SOLAR, that meets quarterly on wildfire preparedness in the canyon.

The City posts the State Fire Marshal’s March 24, 2025 map for Diamond Bar, with Very High, High, and Moderate zones, but its pages don’t name the neighborhoods in each. According to the City’s fire hazard zone page, properties in High or Very High zones may be subject to California Building Code Chapter 7A and to defensible space rules under Public Resources Code 4291. In a Very High zone, a replacement roof must be Class A.

The City’s fire FAQ explains that CAL FIRE’s model stresses embers, which can travel long distances and ignite roofs, attics through their vents, and decks. That is the case for taking old wood shake off rather than covering it. The usual replacements are Class A tile, Class A shingles, or Class A wood shake, and on a tear-off the attic vents and eave openings can be upgraded at the same time. Tile weighs more than shake, so the framing gets checked before that change.

Overhead Roofing handles roof replacement and repair projects in Diamond Bar, and you can expect a fast response, with same-day visits when crews are available.

  • Roof replacement in Diamond Bar: removal of shake or an earlier overlay, solid sheathing where spaced boards were, new underlayment and flashing, and a Class A covering
  • Roof repair in Diamond Bar: leaks at chimneys, valleys, skylights, and vents, along with tile work like the clay tile and chimney flashing repair we did in neighboring Walnut
  • Torch-down roofing: low-slope patio roofs, additions, and flat sections, finished with a reflective cap sheet (see flat roof repair)

Climate zone map points at the city center and at the south end near The Country Estates both return Zone 9, so replacing more than half of a residential steep-slope roof calls for a CRRC-rated product. Overhead Roofing holds CSLB license #1119699 (C-39 Roofing), is bonded and insured, and is BBB Accredited with an A rating, and our team brings 25+ years of roofing experience. Estimates are free, and completed work carries a workmanship warranty.

What Diamond Bar owners ask about shake, overlays, and fire maps

Can I overlay my wood shake roof in Diamond Bar?

It takes an extra step. Diamond Bar’s 2025-26 fee schedule lists a pre-alteration inspection for a wood re-roof overlay at $133.98 per inspection, so the existing wood roof is checked before anything goes over it. On most shake roofs, a tear-off is the better path because it removes the wood and exposes the decking.

Get Planning Division clearance, then submit the building permit application through the City’s online form. Staff review it and email the fees and next steps. Building and Safety is at 21810 Copley Drive, (909) 839-7020, and the inspection line is (909) 839-7027.

Check your address on the March 24, 2025 State Fire Marshal map the City posts. It shows Very High, High, and Moderate zones, but the City’s pages don’t list neighborhoods by zone. If your property is High or Very High, the City notes that Building Code Chapter 7A and defensible space rules may apply, and a Very High address needs a Class A replacement roof.

In most cases you can, after a structural check. Tile weighs more than shake, so the framing has to be confirmed first, and the spaced boards often found under shake are covered or replaced with solid sheathing before new underlayment goes down. The City’s valuation table lists Class A tile alongside composition shingles and Class A wood shake as re-roof materials.

When more than half of a residential roof is replaced, it does. The city center and the area near The Country Estates both fall in Climate Zone 9, where a steep-slope reroof past that line takes a product rated by the Cool Roof Rating Council, and a low-slope roof must meet cool roof requirements. Smaller repairs don’t trigger the rule.
