Where Metal Roofs Leak: Screws, Laps, Seams, and Trim
These are the spots we check first on a leaking metal roof.
Exposed screws and washers
On corrugated and ribbed roofs, every screw has a rubber or plastic washer that seals the hole. Sun breaks the washer down, and heat makes the panels expand and contract until screws loosen and holes grow. Screws driven too tight crush the washer, and screws left loose never seal. Metal roof screw replacement, with new washers and a slightly larger screw where the hole is worn, usually fixes these leaks.
End laps and side laps
Where one panel overlaps the next, wind and slow drainage on a low pitch can push water up and under the lap. Laps on low-slope roofs are supposed to be sealed, and old sealant dries out and pulls away. We clean the lap down to bare metal, reseal it with a sealant made for metal roofs, and refasten it.
Standing seams and clips
Standing seam roofs hide their fasteners, but seams can open after high wind or foot traffic, and clips can pull loose from the deck. The panel still has to move as it heats and cools, so the repair re-secures the seam and clip without screwing through the flat of the panel.
Ridge, eave, and rake trim
Trim pieces and the foam closures under them keep wind-driven rain, birds, and rodents out of the panel ribs. Santa Ana winds can loosen trim, and closures deteriorate with age. Loose trim is refastened or replaced, and new closures go in under it so the ribs are sealed again.
Penetrations and wall flashing

Rust Repair on Metal Roofs
Rust starts where the coating on steel is scratched, cut, or worn: at screw heads, along cut panel edges, under debris that stays wet, and where water from rooftop equipment runs across the panels. How we repair it depends on how far it has gone:
- Surface rust is cleaned to sound metal, primed, and coated with a product made for metal roofs.
- Rusted screws are replaced with long-life fasteners before the rust spreads into the panel.
- Rust holes or thin spots mean the panel has lost metal, so that section is replaced instead of patched.
Some metals corrode when they touch each other, so repair parts are matched to the roof. Stainless steel screws or flashing, for example, should not sit directly against aluminum or coated steel panels. Near the coast, salt air speeds up corrosion, and the Metal Roofing Alliance notes that suppliers define marine exposure by distance from salt water, from about 1,000 feet to a mile.
Rusted metal roof repair pays off while the rust is still on the surface. Once rust has thinned many panels, replacement is usually the better value.
Standing Seam Roof Repair
Standing seam metal roof repair takes more care than work on a screw-down roof, because the panels are designed to float. Each panel is held by clips under the seam that let it grow and shrink with heat, and a repair that pins the panel in place can cause buckling or new leaks nearby. Common repairs include:
- Re-seaming or re-crimping seams opened by wind or foot traffic
- Replacing a damaged panel, which means opening the seams on both sides
- Refastening ridge, hip, and eave trim and replacing worn closures
- Resealing pipe and vent flashings where they pass through a panel
Replacement panels have to match the original profile and seam type to lock in with the panels beside them. On an older roof, the exact profile may no longer be made, and we tell you that before any work starts.

How We Fix a Metal Roof Leak
- Find the source. We check the roof, plus the attic or ceiling below the stain where we can get to it. On a metal roof the entry point is often uphill of the stain, along a rib or a lap.
- Keep water out in the meantime. In the rainy season, a temporary seal holds until the permanent repair can be done on a dry roof.
- Repair the cause. Screws and washers are replaced, laps are cleaned and resealed, trim is refastened, flashing is rebuilt, or panels are replaced.
- Test and document. Where it is safe, we water test the repaired area, and you get photos and a written description of the work.
Caulk smeared over a leaking screw or lap is a stopgap, because the worn washer or open lap is still underneath and the metal keeps moving. The lasting fix replaces the fastener or cleans and reseals the lap.

A metal roof with sound panels and a few bad spots gets a repair. Why is my metal roof leaking at the screws?
The washer under each screw seals the hole, and sunlight wears it out. Heat cycles also loosen screws and enlarge their holes, and screws driven too tight or too loose may never have sealed well. Replacing them with new screws and washers, a size larger where the hole is worn, usually stops the leak.
Can a rusted metal roof be repaired?
Yes, if the rust is on the surface. We clean it to sound metal, prime it, and coat it, and we replace rusted screws before the rust spreads into the panel. Should I seal a leaking metal roof with caulk?

How often should the screws on a metal roof be checked?
At least one major metal panel maker recommends inspecting a metal roof once a year and replacing loose or rusted screws.
