Roofers in Orange County
Orange County roofs split into two groups that age differently: homes near the coast, from Huntington Beach to Dana Point, and homes in the inland cities such as Anaheim, Fullerton and Brea. As a roofing contractor in Orange County, Overhead Roofing repairs and replaces roofs in both, and this page covers what changes between them.

Coast and inland follow different cool roof rules
The state energy code puts the coastal cities we serve, Huntington Beach, Fountain Valley, Costa Mesa, Corona del Mar, Dana Point and Capistrano Beach, in climate zone 6. The inland cities, Anaheim, Buena Park, Cypress, Fullerton, Garden Grove, Brea and Foothill Ranch, are in zone 8.

The difference shows up on a reroof. In zone 8, replacing more than half of a pitched roof triggers the cool roof requirement for steep-slope roofs. In zone 6 it does not, and only low-slope roofs need a rated cool roof product. Two neighbors a few miles apart can be ordering under different rules, and near the line between the zones the Energy Commission’s map for the exact address is what counts.
What salt air does to a roof
Near the ocean the roof covering itself is rarely the first thing to fail. Fasteners, nails, drip edge and metal flashing corrode first, and a tile or shingle roof can look fine from the street while the flashing around chimneys and vents has already rusted through.
On coastal jobs we check every flashing joint and use corrosion-resistant fasteners and metals. Tiles that are still sound can often be reused while the underlayment and flashing beneath them are replaced.
HOAs and planned communities
Many Orange County neighborhoods are planned communities. Where a homeowners association applies, roof material and color usually need architectural approval before work starts. Ask your HOA for its approved list early, because the approval can take longer than the roof itself.
Fire zones near Dana Point and San Juan Capistrano
CAL FIRE released new Fire Hazard Severity Zone maps for local areas in Orange County on March 24, 2025. The Very High zone grew in San Juan Capistrano, next to Dana Point and Capistrano Beach. In a Very High zone a replacement roof must be Class A rated.
Permits come from the city
Every Orange County community on this page sits inside a city, so the permit comes from that city’s building department. Capistrano Beach is part of Dana Point, Corona del Mar is part of Newport Beach, and Foothill Ranch is part of Lake Forest.
