Roofers in Huntington Beach, CA, for Salt Air and 1960s-70s Homes

Huntington Beach grew from 11,492 residents in 1960 to 115,960 in 1970, and 62.8% of its housing units date from the 1960s and 1970s, in a city with 9.5 miles of sandy beach. For roofers in Huntington Beach, CA, a reroof on one of those houses is largely about metal: the City requires corrosion-resistant fasteners and the replacement of rusted flashing, vent caps, and metal edging.

Corrosion-resistant metal: what roofers in Huntington Beach, CA, must use

Source: City of Huntington Beach reroofing handout and roofing notice. The handout cites the 2019 California codes, so we confirm current requirements with the City.

A Huntington Beach estimate should say what the new flashing is made of and its gauge, what the tile wire is, and whether vent caps and drip edge are new or reused. The City’s gauges are minimums; on homes facing the water we talk through heavier or non-ferrous metal at the inspection. On a repair, the same list applies: flashing repair here means replacing rusted pieces with corrosion-resistant metal.

A permit issued at payment, then pre-roof, sheathing, and final

The City requires a building permit for all reroofing except repairs under 100 square feet. For single-family homes, re-roofs fall under Express Permitting: no plan review, an online application through the ACA portal, and a permit issued automatically after payment (card payments carry a 3.00% service fee). The 2025 California Building Standards Code took effect in Huntington Beach on January 1, 2026.

Weight changes that path. Asphalt shingle, wood shingle, wood shake, and built-up reroofs that meet the overlay rules need no plans, but tile and other heavy materials go to plan review. Roofing of 6 psf or more needs an ICC-ES report and structural justification, and anything over 6 psf needs calculations for the roof and floor framing and lateral elements.

After the permit, the City inspects three times:

  • Pre-roof: after tear-off, with rotted wood already replaced.
  • Sheathing: when new sheathing goes on.
  • Final: when the roof is complete.

Harbour island homes, gated streets, and the work we take on

Huntington Harbour was built on 680 acres of former Sunset Bay estuary wetlands that were dredged and filled. Construction began in 1963, and most of its homes went up between the 1960s and the late 1970s on five man-made islands: Admiralty, Davenport, Gilbert, Humboldt, and Trinidad. On Humboldt Island, two-thirds of the 335 homes sit on the water, where the City’s corrosion rules matter most.

Gated streets add a step: the handout requires the contractor to notify the gate attendant or provide the gate code so the inspector can reach the house. We collect access details when the permit issues and ask whether your association reviews roof material or color before anything is filed.

Across Huntington Beach, our work includes:

  • Roof repair in Huntington Beach: leaks at vent pipes and skylights, rusted valley and wall flashing, and slipped or broken tile.
  • Roof replacement in Huntington Beach: tear-off, rotted-wood repair before the pre-roof inspection, new underlayment, and shingle or tile roofing.
  • Tile work: tile repair and relays with new corrosion-resistant wire and bird stops.
  • Low-slope roofs: additions and attached homes, cool-rated where the energy code requires it.

Estimates are free and written, and if storm damage is part of the job, we photograph it so you can send the estimate to your insurer. Huntington Beach permit, overlay, and fire map answers

Does roof repair in Huntington Beach need a permit?

Only when it is 100 square feet or larger. The City’s reroofing handout requires a building permit for all reroofing except repairs under 100 square feet. For a single-family home, a re-roof permit goes through Express Permitting on the ACA portal and is issued automatically once the fee is paid, with no plan review for standard materials.

One overlay of asphalt shingles is allowed when the roof meets the City’s overlay rules. Tile can go over an existing roof only with an engineering analysis and the building official’s approval. Even where an overlay is allowed, a tear-off lets the inspector see the sheathing at the pre-roof inspection and lets us replace rotted wood first.

Not on a pitched house roof. The City’s 2025 cool roof handout puts Huntington Beach in Climate Zone 6, where residential roofs at 2:12 or steeper have no cool roof requirement. A residential low-slope reroof over 50% of the roof needs 0.63 aged solar reflectance and 0.75 thermal emittance (or SRI 75), or extra insulation; areas under solar panels are exempt.

No. Huntington Beach was newly added to CAL FIRE’s 2025 maps with Moderate and High zones only; the March 24, 2025 table lists 49 and 94 acres for the city, and CAL FIRE’s chief confirmed it has no Very High zone. If your address falls in one of those mapped areas, we check what extra roof requirements apply before ordering.
