Roof Repair for Homes and Commercial Buildings

Overhead Roofing provides roof repair services for homes and commercial buildings throughout Los Angeles County and in Orange and Ventura counties. We find what caused the damage, repair that part of the roof, and tell you plainly when a repair is no longer the right fix.

Most roofing repair work comes down to a short list of parts: flashing, pipe boots, underlayment, damaged shingles or tiles, and seams on flat roofs. Our team brings 25+ years of roofing experience to shingle, tile, flat, and metal roofs across Los Angeles County, Orange County, and Ventura County. For properties inside Los Angeles city limits, see roof repair in the City of Los Angeles.

How We Approach a Roof Repair

A ceiling stain or a patch of missing shingles shows where damage is visible, which is not always where it started. On the first visit we look at the damaged area, the roof around and above it, and the attic when the problem points inside, and we photograph what we find.

  • Find the cause. We trace the problem to the part that failed, such as a cracked pipe boot, a loose flashing joint, or worn underlayment.
  • Repair what failed. We replace the failed flashing, boot, or underlayment instead of covering it with sealant that tends to crack again.
  • Put it in writing. We give you a free written estimate that lists what failed, what we will repair or replace, and what the job does not include.

On a clay tile roof in Walnut, for example, we repaired tiles near the chimney and fitted new flashing around it. If you need to know the condition of the whole roof, for example before buying a home, a roof inspection covers every slope and comes with a written report.

Common Repairs on Shingle, Tile, Flat, and Metal Roofs

Asphalt shingle roofs

Shingle repairs usually mean replacing shingles that wind has lifted, creased, or torn off, replacing ridge cap and cracked pipe boots, and re-flashing where the roof meets a wall or chimney. See roof flashing repair and, for leaks around roof windows, skylight repair. On older roofs, the original shingle color may no longer be made, so we show you the closest match first.

Clay and concrete tile roofs

Tile roof repairs fall into two groups. Surface repairs replace cracked or slipped tiles and re-flash chimneys and walls. Underlayment repairs fix the layer under the tile that keeps water out of the house; once it wears out, replacing single tiles will not stop leaks, and the fix is a tile reset or a new roof. More on tile roof repair.

Flat and low-slope roofs

Low-slope roofs cover many commercial buildings, apartment buildings, and home additions in Southern California. Typical repairs are open seams and blisters in modified bitumen or torch-down cap sheet, failed TPO seams, worn coatings, and flashing at parapets, roof drains, and rooftop equipment. Commercial clients can tell us about tenant access and business hours so the work is scheduled around them. See flat roof repair.

Metal roofs

Metal roof repairs center on fasteners, seams, and transitions. On exposed-fastener panels, the rubber washers under the screws wear out, and screws can back out as the panels expand and contract with heat. Standing seam roofs more often need work at seams, flashing, and pipe penetrations. Rust at cut edges is easier to treat early. More on metal roofing repair.

Decking and roof framing

A leak that runs for months can rot plywood or plank decking, and cracked rafters or a sagging ridge need structural work before new roofing goes on. See structural roof damage.

Leaks, Emergencies, Storm Damage, and Tarping

Roof leaks

If water is coming through a ceiling, start with our page on emergency roof leak repair. It covers what to do in the first hour, where leaks usually start, and how we track down the source.

Emergencies

For damage that cannot wait until morning, such as a fallen branch that has broken through or roofing opened up by wind, call (877) 557-7778 at any hour, or see emergency roof repair.

Storm damage

Strong winds, including Santa Ana winds, and heavy rain can lift shingles, loosen tiles, and drop branches on a roof. For documenting that kind of damage with photos and a written estimate you can send to your insurer, see storm damage roof repair.

Temporary tarping

When the permanent repair has to wait for dry weather or materials, a tarp or temporary seal limits the water coming in until then. See temporary tarping and sealing.

Five Questions Before Choosing Repair or Replacement

A repair makes sense when the damage is confined to one area and the rest of the roof has years left. Replacement makes more sense when problems appear in several places or the roof keeps needing repairs.

  • How old is the roof, and what is it made of? Age matters most on shingle and flat roofs. On tile roofs, the tile often outlasts the underlayment beneath it.
  • Is the damage in one place or across the roof? Granule loss, curling, or cracking on every slope points to the roof as a whole.
  • What does the decking look like? Soft or stained decking found during a repair can change the scope of the job.
  • How many repairs has it had? Leaks that keep appearing in new spots usually mean the materials are near the end of their life.
  • What are your plans for the house? If solar panels are coming, replacing a worn roof first avoids removing and reinstalling the panels later.

For a tile roof whose underlayment is worn but whose tile is still sound, a tile reset falls between a repair and a replacement. That is the work we did on a clay tile roof in San Marino: we took the tile off, installed new underlayment, and relaid the tile.

Our article Roof Repair vs. Roof Replacement: 5 Questions to Help You Decide covers each question in more detail. If replacement is the better choice, we will say so and show you the photos behind that advice.

What Drives the Cost of a Roof Repair

Two repairs that look alike from the street can cost very different amounts, so we price a repair after seeing the roof. The main factors:

  • Roof type and material. Tile, metal, and flat roofs use different materials and methods than shingles, and older tile can be hard to match.
  • Size of the damaged area. One pipe boot is a short job; new underlayment across a full slope is not.
  • Hidden damage. Rotted decking or framing often cannot be seen until the roofing comes off.
  • Access. Roof height, pitch, and the number of stories affect labor time.
  • Temporary protection. A roof that needs a tarp first has an extra step.
  • Permits. A repair that becomes a reroof of a section may need a permit, which adds a fee and an inspection.

During a shingle replacement in Altadena, the tear-off exposed water-damaged decking at the roof edge, and we replaced that section of decking before installing the new shingles. If we find damage like that on your roof, we show you photos and explain the added work before doing it.

When a Roof Repair Needs a Permit

A reroof needs a building permit from the city, or from the county in unincorporated areas. In the City of Los Angeles, LADBS lists a reroof with a Class A or B covering under 6 pounds per square foot as an express permit with no plan check. Removing roof tiles, installing new underlayment, and resetting the tiles is a separate express permit item (LADBS Information Bulletin P/GI 2020-003). The same bulletin requires a cool roof product certified by the Cool Roof Rating Council when more than half of a home’s roof is replaced, and it exempts a tile reset from that requirement.

A small repair, such as replacing a few damaged shingles or a cracked pipe boot, usually does not need a permit. Each city’s building department sets its own rules, so if your job needs a permit, the written estimate says so before any work starts.

Questions About Hiring a Roof Repair Company

How do I check a roof repair company before hiring it?

Look the company up on the Contractors State License Board (CSLB) website. The license record shows whether it is active, which classifications it holds (C-39 is Roofing), and whether a contractor’s bond and workers’ compensation insurance are on file. Our license is CSLB #1119699, C-39, active. Then ask for a written estimate that spells out what is wrong and what the work includes.

Yes, our estimates are free. You get a written estimate that lists what failed, what we will repair or replace, the materials, and anything the job does not include, such as interior drywall or paint. If you are filing an insurance claim, you can send the estimate and our photos to your insurer.

Usually, yes, when the damage is limited and the rest of the roof is in fair condition. We replace the damaged shingles, tiles, flashing, or membrane and tie the repair into the roofing around it. On a tile roof with worn underlayment, resetting only the affected slopes can be an option. If the roof is failing in several places, we will tell you a repair is unlikely to hold.

Yes. Many of these buildings have flat or low-slope roofs, and we repair modified bitumen, torch-down cap sheet, TPO, and coated roofs. Our low-slope work includes a torch-down reroof in Pomona. When a building has leaks in several units, we check the whole roof first so the repairs can be planned together instead of one call at a time.

Yes. Our roof repairs carry a workmanship warranty, and you can ask for the terms in writing with your estimate. Because the warranty applies to the work we did, we will point out other worn parts of an older roof before you decide on the repair.
