Roofing in Corona del Mar, CA: Different Roof Requirements by Fire Zone

Corona del Mar is part of the City of Newport Beach, and Newport Beach’s reroof bulletin sets two different specifications inside ZIP 92625: listed Class B or better outside fire hazard zones, and a Class A assembly with a 72-lb cap sheet, ember-resistant vents, and screened gutters in High and Very High zones. Planning roofing in Corona del Mar, CA, starts with finding out which one applies to your parcel.

Class B or Class A roofing in Corona del Mar, CA, by parcel

Source: City of Newport Beach reroof bulletin. Outside fire zones it also calls for 26-gauge (0.019 in.) flashing; in High and Very High zones, gutters must be noncombustible and screened.

CAL FIRE’s 2025 map shows how much that varies across a short distance. A spot check in the Flower Streets near Coast Highway returns NonWildland, a point in the Spyglass Hill area returns Moderate, and two points in the canyon area east of the village return Very High. Citywide, Newport Beach has 4,635 Very High, 892 High, and 347 Moderate acres on the March 24, 2025 recommended map, down from 6,101 Very High acres on the 2007-11 map.

Check your own parcel on CAL FIRE’s map rather than going by the neighborhood name; we confirm the zone, and how the Building Division treats a Moderate parcel, before pricing the roof. Homes next to wildland in Newport Beach’s Fuel Modification Zones have a separate list: Class A roof assemblies, fire sprinklers, dual-glazed windows, and no combustible exterior elements such as wood patio covers.

Newport Beach's express reroof path for cottages and view homes

Corona del Mar’s houses span several eras. In ZIP 92625, 13.0% of units were built in the 1950s, 22.9% in the 1960s, and 19.4% in the 1970s, while 10.2% date from 2010 or later. The Flower Streets are closely spaced detached houses of varied architecture, Harbor View Hills has California ranch-style homes with wide ocean views, and Irvine Terrace mixes new houses with original mid-1950s ones.

Newport Beach lists replacing your roofing as a simple project eligible for an online Express Permit. The bulletin limits that path to one- or two-family homes, new roofing of 6 lbs per square foot or less, and recovering no more than one existing layer. A switch to heavier tile, or a roof that is part of a remodel, goes to plan review instead.

Two inspections follow:

  • Tear-off and sheathing: the structure must carry the new roof load, and all materials must be on site.
  • Final: spark arresters installed, gutters re-hung, debris cleared, a tied-off ladder reaching 3 feet above the roof, and smoke and CO alarms in place.

Hazard Reduction Zone parcels and the roof work we handle

The Newport Beach Fire Department inspects 266 Hazard Reduction Zone parcels every year, in Upper, Middle, and Lower Buck Gully, Big Canyon, Morning Canyon, and Newport Coast. On those parcels the zone runs 100 feet from the structure toward the wildland, roofs must be kept clear of leaves and needles, and chimneys need spark arresters. The City’s 2025 wildfire risk assessment counts about 14 high-severity fire-weather days a year.

In Corona del Mar, our work includes:

  • Roof repair in Corona del Mar, CA: cracked or slipped tile, worn underlayment, and leaks at chimneys, skylights, and vents.
  • Class A reroofs: tear-off, sheathing repairs, a 72-lb cap sheet, and ember-resistant vents on High and Very High parcels.
  • New roof installation: tile, shingle, or low-slope roofing matched to the parcel’s spec.
  • Inspections: a written roof inspection report before a sale or remodel.

Newport Beach permit and fire-zone answers for Corona del Mar homes

Who issues the reroof permit for a Corona del Mar house?

The City of Newport Beach, through the Community Development Department’s Building Division. Corona del Mar is a community within Newport Beach, not a separate city or an unincorporated area. Simple reroofs on one- or two-family homes can use the online Express Permit; heavier roofing or a roof that is part of a remodel goes to plan review.

Look up the address on CAL FIRE’s 2025 fire hazard map. If the parcel is in a High or Very High zone, Newport Beach’s bulletin requires listed Class A roofing, a 72-lb cap sheet, ember-resistant vents, and screened noncombustible gutters. Homes next to wildland in a Fuel Modification Zone also need Class A assemblies. We confirm the zone before quoting.

The bulletin’s Class A list names High and Very High zones. Outside them, it calls for listed Class B or better roofing, 30-lb felt, and attic vent openings of 1/8 to 1/4 inch. State law lets Newport Beach add to or raise zones but not lower them, so we confirm with the Building Division how a Moderate parcel is handled.

The inspector looks for spark arresters on chimneys, gutters re-hung, debris cleared, and smoke and CO alarms in place, which the City accepts by self-certification. A ladder tied off and extending 3 feet above the roof must be ready. Having those items done before the visit avoids a second inspection.
