Roofing in Dana Point, CA, for 1970s-80s Homes and Gated HOA Communities
Nearly two-thirds of Dana Point’s housing units were built in the 1970s and 1980s, and in gated communities such as Niguel Shores, Monarch Bay, and the Headlands, the association’s approval is part of the City permit. Roofing in Dana Point, CA, in those communities runs in a set order: the association signs off on the roof, the City issues the permit, and only then does tear-off start.

We handle roof repair and reroofing projects in Dana Point. Because of the travel distance, we schedule inspection visits in advance. Dana Point’s re-roofing handout, B033-ROOF, is explained item by item on our Capistrano Beach page; this page covers the association review around it and the attic vents worth changing while the roof is open.
Roofing in Dana Point, CA, behind the gate: HOA approval first
Dana Point’s handout asks for the association’s approval to be filed along with the permit application, so the HOA decision comes first. Niguel Shores shows what that review can cover. Its Rules and Regulations, dated January 21, 2026, include sections on roof heights and building additions, roof material, roof projections, and skylights and solar panels, applied by the Architecture Committee under the CC&Rs. Unauthorized architectural changes draw a $100 fine at the first hearing, and owners may appeal a committee decision to the board within 30 days.
In the Headlands, a 118-house gated community on the Dana Point promontory, or in Monarch Bay, ask the association for its current roof rules before you choose a material. The sequence we follow:
- Inspect and specify: we inspect the roof and write up the material, color, profile, and fire rating.
- Association review: you or your manager submit that specification to the architecture committee.
- City permit: the approval goes in with the permit application to Building and Safety.
- Start the work: tear-off begins once both approvals are in hand.
A tile or shingle the association likes still has to be part of the Class A assembly the City requires, so we check both lists before the specification goes out.
Ember-resistant attic vents after the 2022 Coastal Fire
The Coastal Fire started May 11, 2022, near St. Tropez and the Laguna Ridge Trail southeast of Laguna Beach, and burned about 200 acres before containment on May 17. It destroyed about 20 homes in neighboring Laguna Niguel, and OCFA Chief Brian Fennessy said wind blew embers into attics through vents, which made the hot spots hard to reach.
Dana Point has 193 acres of Very High fire hazard zone on CAL FIRE’s March 24, 2025 map, plus 74 High and 78 Moderate. Spot checks of that map in Lantern Village and Monarch Beach return NonWildland, so check your own address. According to the City’s fire hazard zone page, Very High properties must keep 100 feet of defensible space, and a state Zone 0 ember-resistant area within 5 feet of structures is on the way.
A reroof is the practical time to change vents, because the old roofing is off and the eaves and ridge are open. On Dana Point reroofs we list ember-resistant attic and eave vents, gutter guards, and new flashing as separate items in the estimate, so the association can review them with the roof.
Roof repair in Dana Point, CA, and reroofs on 1970s and 1980s homes
Dana Point averages 70% annual humidity and 12.4 inches of rain a year, and the city has nearly seven miles of coastal bluffs. On homes of this age we look first at the underlayment under the tile, at cracked or slipped tiles, and at flashing along walls, chimneys, and skylights. Our work includes:
- Roof repair: broken tile, worn underlayment at eaves and valleys, and leaking flashing.
- Tile and shingle reroofs: tile roof replacement and shingle reroofs as Class A assemblies, in materials the association approves.
- Vent upgrades: ember-resistant attic and eave vents installed during the reroof.
Lantern Village, the historic core, holds most of the roughly three dozen Woodruff-built houses from the 1920s, and 34 of the original 35 are still lived in. On houses that old, we check the roof deck from the attic before quoting.
Our CSLB license is #1119699 (C-39 Roofing), and the company is bonded, insured, and BBB Accredited with an A rating. Estimates are free, and storm damage is photographed and written up for your insurer. Call (877) 557-7778 to book an inspection date; the 24/7 emergency line takes calls at any hour.
Dana Point HOA, resale, and attic vent questions
Will Dana Point issue my roof permit before the HOA approves the roof?
Plan on getting the HOA approval first. When a home is in an association, Dana Point’s B033-ROOF handout asks for the HOA approval to be submitted with the permit application. In Niguel Shores, that means a decision from the Architecture Committee, which owners can appeal to the board within 30 days.
Can I pull the roof permit myself in Dana Point?
Only as an owner-builder. Dana Point’s homeowner help page says permits are pulled by a California-licensed contractor, by an owner-builder, or by a contractor using the City’s proxy form, and a letter of authorization from the owner is not accepted. The City’s re-roofing handout adds its own limits on who may pull a roof-only permit.
I'm buying a Dana Point home with an older reroof. Does its permit history matter?
Yes. Dana Point has no grandfather clause for unpermitted work, so after a sale, short sale, flip, or probate, the new owner still has to resolve it. The City advises checking permit history before escrow closes. If the last reroof has no permit on record, raise it with the seller during escrow.
Should I replace attic vents when I reroof in Dana Point?
It is the best time to. During the 2022 Coastal Fire, embers entered attics through vents in neighboring Laguna Niguel, where about 20 homes were destroyed. With the roofing off, ember-resistant attic and eave vents can go in without extra tear-out, and your HOA can review them along with the roof specification.

Great, thank youPosted on Google darkest flowerTrustindex verifies that the original source of the review is Google. Our office in Sierra Madre started having ceiling leaks. Overhead Roofing Inc sent Sean and Mike, who discovered the issue was actually with the parapet wall flashing. They fixed it and gave us solid maintenance recommendations. Tammi kept everything on time and within budget. Their knowledge and clarity made a huge difference.
