Roof Repair in Camarillo, From Old Town to Camarillo Springs
Camarillo has two sets of roof rules: most of the city is in coastal Climate Zone 6 and rated NonWildland on CAL FIRE’s 2025 local map, while Camarillo Springs, at the foot of the Conejo Grade, is in Climate Zone 9 and rated Very High. Roof repair in Camarillo starts by placing the house on the right side of that line and by checking whether the address is inside city limits at all.

Overhead Roofing handles tile, metal, and emergency roof repair in Camarillo, along with full reroofs, and each of those jobs depends on which rules apply to the address.

The California Energy Commission’s climate zone map and CAL FIRE’s 2025 local fire hazard map, released for Ventura County on March 10, 2025, both split Camarillo, and ZIP 93012 straddles the line.

In Zone 6, Title 24, California’s Energy Code, sets no cool roof requirement for a tile or shingle reroof on a house, though replacing more than half of a residential or multifamily low-slope roof calls for a cool roof, and nonresidential low-slope roofs need one in every climate zone. In Camarillo Springs, a tile or shingle replacement over 50% also needs a CRRC-rated product, and the Very High rating means the new roof must be Class A under the state’s Wildland-Urban Interface Code. Camarillo Springs has burned before: the 2013 Springs Fire began there.
Camarillo Heights, the Las Posas hills, and County permits
Not every Camarillo, CA address is in the City of Camarillo. Inside city limits, the City issues the building permit. Some hillside homes in the Las Posas hills are unincorporated, and their permits come from Ventura County Building and Safety instead. A June 2024 County permit report lists County-issued reroof permits for homes with Camarillo mailing addresses, including a large composition shingle tear-off and a tile reroof with new underlayment and plywood.
The north-side hills have also burned recently. The Mountain Fire started on November 6, 2024, near Balcom Canyon Road in Somis, crossed State Route 118, and burned into the Camarillo Heights neighborhood. CAL FIRE’s totals for the whole fire are 19,904 acres, 243 structures destroyed, and 126 damaged. On the north edge, we confirm the jurisdiction and fire rating before writing the scope, since together they decide who inspects the job and whether the roof must be Class A.
Leisure Village, four mobile home parks, and 1960s-70s tracts
Camarillo grew from 2,359 residents in 1960 to 19,219 in 1970, after the Ventura Freeway was completed in the mid-1950s. The City’s Housing Element counts 7,921 of its 16,527 owner-occupied homes, or 47.9%, as built between 1960 and 1979, and about 52% of owner homes predate 1980. Houses from those years are now more than 45 years old, so a reroof estimate should allow for deck repairs, like the County-permitted tile job above, which replaced plywood along with the tile.
Not all of Camarillo’s housing is detached. Of the 27,789 units the state counted in 2020, 4,901 are single-family attached homes and 1,020 are mobile homes. Leisure Village, a retirement community that opened in 1973, holds 2,136 of those attached homes, where one roof repair can involve two owners and the association. The city’s four mobile home parks, Camarillo Mobile Home Park, Camarillo Springs Mobile Home Park, Casa Del Norte, and Rancho Adolfo, have 781 spaces between them; check your park’s rules for exterior work before booking a roof repair.
Roof repair in Camarillo: tile, metal, and emergency calls
Tile roof repair in Camarillo usually involves cracked or slipped tiles, worn underlayment beneath them, and flashing at valleys, walls, and chimneys. The underlayment beneath the tile does most of the waterproofing, so when the tiles are sound and the underlayment has failed, lifting the tile, installing new underlayment, and relaying the tile can be the right repair.
Our metal roof repair work in Camarillo covers loose or backed-out fasteners, failed sealant at seams and panel laps, and flashing at walls and penetrations. Low-slope roofs on additions and commercial buildings get membrane, seam, and drain repairs.
For emergency roof repair in Camarillo, call the 24/7 line at (877) 557-7778; we offer fast response, with same-day visits when crews are available. With about 12 inches of rain a year, a Camarillo roof can go months without a real test, which is why a leak often appears in the first storm of the season. We tarp or seal the damaged area, photograph the damage, and write an estimate you can send to your insurer; the claim itself stays between you and your insurance company.

Camarillo roof repair questions, from Leisure Village to the Springs
Who permits a reroof on a Las Posas hills home with a Camarillo address?
It depends on the parcel. If the home is unincorporated, Ventura County Building and Safety issues the permit, not the City of Camarillo; County permit reports from June 2024 list several Camarillo-address reroofs in those hills. If the home is inside city limits, the City issues it. Confirm the jurisdiction before you sign a contract, because the permit and the inspections follow it.
Does a tile reroof in Old Town or Mission Oaks need a cool roof?
No. Both areas are in Climate Zone 6, where Title 24 has no cool roof requirement for replacing a tile or shingle roof on a house. The rule still applies in Zone 6 to residential low-slope replacements over half the roof and to nonresidential low-slope roofs. Camarillo Springs is Zone 9, where a steep-slope replacement over 50% does need a CRRC-rated product.
Can I get emergency roof repair in Camarillo outside office hours?
Yes. The 24/7 emergency line is (877) 557-7778; office hours are Sunday through Friday, 8 a.m. to 5 p.m. On tile, metal, or shingle roofs, we tarp or seal the damaged area first and photograph it for your insurer. If the permanent fix turns into a reroof in Camarillo Springs, the new roof has to be Class A and meet the Zone 9 cool roof rule.
How is a roof repaired on a Leisure Village attached home?
Leisure Village, which opened in 1973, has 2,136 single-family attached homes, and their roofs connect across shared walls. A leak near the line between two homes may start on the neighbor’s side, so the repair has to tie into the adjoining roof. Check your community association’s rules for roof work before scheduling, and plan the job with the association if it controls the roof.

Great, thank youPosted on Google darkest flowerTrustindex verifies that the original source of the review is Google. Our office in Sierra Madre started having ceiling leaks. Overhead Roofing Inc sent Sean and Mike, who discovered the issue was actually with the parapet wall flashing. They fixed it and gave us solid maintenance recommendations. Tammi kept everything on time and within budget. Their knowledge and clarity made a huge difference.
