Roofing Contractor in Solvang, CA, for Reroofs Under the Village Design Rules
Hiring a roofing contractor in Solvang, CA, means working to the City’s design code as well as the building code, because every reroof of an existing building in the Village Area Design District has to meet Solvang’s objective roof standards. Overhead Roofing handles reroofing and roof repair projects in Solvang and arranges each inspection visit well in advance.

Solvang was founded in 1911 by Danish Americans around Mission Santa Ines. Its half-timbered Danish Provincial look came later, when local architect Earl Petersen refaced older buildings, and the fake thatched roofs reflect local taste more than the settlers’ own styles. The City now writes that look into its zoning code.
Roof standards in the Village and on Mission Drive
Solvang’s Objective Design Standards (Zoning Code Chapter 10, Ordinance 24-0378) cover two design districts, and the roof rules differ between them.
Village Area Design District (DD-1)
In the Village, the standards apply to “all proposed re-roofs of existing structures,” so a reroof has to meet them even when nothing else on the building changes. Section 11-10A-6(B)(4) sets these limits:
Roof pitch
30 to 60 degrees
Eaves
12 to 18 inches
Clay tile
Red or orange
Slate
Red, orange, or natural stone
Asphalt composition
Architectural grade that mimics traditional roofing
Standing-seam metal
Matte, in red, orange, or stone
Thatch
Synthetic only

Wood shingle and concrete tile are not on the list, so an old wood shingle roof in the Village can’t be replaced in kind. The section also calls for a roofline break at least every 50 feet of street frontage and encourages decorative ridge caps, which comes up when a project changes the roof’s shape.
Mission Design District (DD-2)
Along Mission Drive (State Route 246), roofs run from 20 to 45 degrees in round or S-shaped mission or barrel tile: clay or terracotta, or concrete, metal, or fiber-cement tile made to look like clay, in red, orange, or brown. Reroofs aren’t among DD-2’s triggers, but the Solvang 2045 General Plan (policy CD-2.33, approved July 8, 2024) says that in the Mission Design District “the use of wood or composite shingles is prohibited,” so raise a shingle plan with the City before ordering.
Permits by email, inspections on Tuesdays and Thursdays
Permits come from the City of Solvang Building Division at City Hall, 1644 Oak Street, (805) 688-5575. It takes submittals by email at buildingdept@cityofsolvang.com and issues permits by appointment.
Every permit the Division issues requires an inspection, and inspections happen only on Tuesdays and Thursdays, requested by phone 24 hours ahead. A reroof that needs more than one inspection has to be timed around those two days, so we set the tear-off date with that calendar in mind and tell you which days to expect the inspector.
Tile, composition, and metal reroofs by a roofing contractor in Solvang, CA
Solvang’s housing is newer than its storefronts suggest. The median home was built in 1982, the 1980s are the largest decade (26.1% of units), and 57.0% of occupied homes are owner-occupied. Mobile homes make up 9.5% of the housing, or 266 units. The roofing work we take on here:
- Roof repair in Solvang, CA: broken and slipped clay tile, worn underlayment, and leaks at flashing, with red or orange tile in the Village and red, orange, or brown on Mission Drive. Details are on our tile roof repair page.
- Architectural composition shingles: allowed in the Village when they mimic traditional roofing, and an option for houses outside the design districts.
- Matte standing-seam metal: in the red, orange, or stone colors DD-1 allows. See metal roof replacement.
- Low-slope commercial roofs: repairs and replacement, with a rated cool roof where the Energy Code requires one.
Fire plays a smaller part here than design. The downtown Village tested NonWildland on CAL FIRE’s 2025 map, and the 2021 Alisal Fire, which burned 16,970 acres, stayed on the Gaviota Coast side of the mountains. Owners outside downtown should still have the parcel checked, since a fire rating can narrow the material choices.

Solvang questions on wood shingle, thatch, exceptions, and cool roofs
Can I replace a wood shingle roof with new wood shingles in Solvang's Village?
No. Wood shingles aren’t among the roofing materials permitted in the Village Area Design District, and the district’s standards apply to all reroofs of existing structures. The listed options are red or orange clay tile; red, orange, or natural stone slate; architectural composition that mimics traditional roofing; matte standing-seam metal; and synthetic thatch. If a standard truly can’t be met, the City has a modification process.
Is synthetic thatch fire-rated enough for a Solvang reroof?
It depends on the product. Synthetic thatch is one of the five coverings the Village standards allow, and its fire rating varies by product, so check it before ordering. That matters most for parcels in the zones CAL FIRE added in 2025: Solvang now has 341.4 acres rated Very High and 316.2 rated High, though the downtown Village itself came back NonWildland.
What if my Solvang building can't meet one of the roof standards?
Ask for a modification. Under Section 11-10A-8 of the zoning code, the Planning Commission decides modification requests on the Design Review Committee’s recommendation. That route can matter for a building whose existing pitch falls outside the Village range of 30 to 60 degrees, or for an owner who wants to keep concrete tile, which the Village list doesn’t include.
Does a Solvang home need a cool roof when it's reroofed?
No. Solvang (ZIP 93463) is in building Climate Zone 5, where California’s Energy Code doesn’t require a rated cool roof on a residential reroof, steep-slope or low-slope. In the Village and on Mission Drive, roof color is governed by the design standards instead. Commercial low-slope roofs are the exception, since they need a rated cool roof in every climate zone.

Great, thank youPosted on Google darkest flowerTrustindex verifies that the original source of the review is Google. Our office in Sierra Madre started having ceiling leaks. Overhead Roofing Inc sent Sean and Mike, who discovered the issue was actually with the parapet wall flashing. They fixed it and gave us solid maintenance recommendations. Tammi kept everything on time and within budget. Their knowledge and clarity made a huge difference.
