Roofing Contractor in Granada Hills for Eichler, Ranch, and Foothill Homes

A roofing contractor in Granada Hills works mainly on mid-century houses: in ZIP 91344, 62.5% of homes were built between 1950 and 1969, and 82.9% are single-family detached. The most unusual roofs are on the Eichlers of Balboa Highlands, Los Angeles County’s only Eichler development, where the roofing sits directly on exposed redwood decking with no attic below.

Granada Hills began as the Sunshine Ranch dairy and orchards and was founded as “Granada” in 1926; “Hills” came about 15 years later. LADBS issues reroof permits here, usually as express permits. Fire rules vary by street: foothill blocks below the Santa Susana Mountains are Very High on the 2025 map, while Chatsworth Street at Balboa Boulevard is Non-Wildland.

Flat, slant, and A-frame roofs in the Balboa Highlands HPOZ

Joseph Eichler built Balboa Highlands from 1962 to 1964 with architects A. Quincy Jones, Frederick Emmons, and Claude Oakland. The neighborhood’s own site counts roughly 100 homes. In 2010 the tract became the first post-World War II neighborhood in the San Fernando Valley to receive historic district status, as the Balboa Highlands HPOZ.

Three rooflines repeat across the plans:

  • Flat roof (Claude Oakland’s model): a low-slope membrane roof, where drainage and edge flashing need the most attention.
  • Slant roof: a sloped roof plane whose pitch decides whether it takes a membrane or a steep-slope covering.
  • A-frame (Jones and Emmons): a steep roof over the carport and living room.

In an HPOZ, LA City Planning reviews exterior work, and it notes that skipping that review can bring enforcement action and fines from LADBS. A roof that will change in height, edge profile, or material should go to HPOZ staff before anything is ordered.

Roofing over exposed redwood decking with no attic

Balboa Highlands roofs are 2-inch redwood decking laid over Douglas fir beams, and the underside of that decking is the exposed-beam ceiling inside the house. With no attic, three details decide how an Eichler reroof turns out:

  • Fasteners: nails and screws are sized to the 2-inch decking so none come through the finished ceiling.
  • Insulation: any insulation has to go on top of the deck, as rigid board under the new roofing. That raises the roof edge, so on an HPOZ house the added height should be cleared first.
  • Membrane: flat and low-slope sections need a system made for them, such as TPO or a modified bitumen cap sheet. Once more than half the roof is replaced, the membrane must also be a rated cool roof product.

Leaks behave differently, too. With no attic to catch water, a leak at a seam or flashing shows up on the wood ceiling, sometimes well away from the opening, so a repair starts by tracing the water’s path along the decking before anything is cut.

Class A roofs on the foothill streets near O'Melveny Park

LA County’s 2025 hazard map layer shows two sample points in the northern foothills near O’Melveny Park, a 672-acre park, as Very High, and news coverage of the March 2025 map noted “some patches in Granada Hills” newly added to that zone. A Very High rating means LADBS will accept only a Class A roof. On the Non-Wildland flats, Class B and C coverings are allowed too, except in Fire District No. 1, which requires at least Class B.

The Saddle Ridge Fire started at 9:02 p.m. on October 10, 2019, on Saddle Ridge Road in Sylmar. CAL FIRE reports that it burned 8,799 acres, destroyed 19 structures, damaged 88, and caused one death. LAFD logged winds over 60 mph, embers crossed Interstate 5 and started spot fires in the hills above neighboring Porter Ranch, and the Granada Hills Recreation Center filled up as an evacuation center.

On a Very High foothill parcel, every reroof needs a Class A assembly. Wood is out as well: LADBS bulletin P/BC 2026-013 ended the use of wood shakes and wood shingles on Los Angeles reroofs and repairs as of January 1, 2026, and only a repair of 5% of the roof or less can still use Class B wood, with an approved modification request.

What a roofing contractor in Granada Hills does on the ranch tracts

Outside Balboa Highlands, most of Granada Hills is tract housing from the 1950s and 1960s: 37.7% of the ZIP’s 18,389 homes were built in the 1950s and 24.8% in the 1960s, and only 5.2% in 2000 or later. Wikipedia describes the area as mostly mid-century modern, including the Knollwood Country Club area and the Knollwood Grove tract, and 73.4% of homes are owner-occupied.

In Granada Hills, Overhead Roofing takes on:

  • Roof replacement in Granada Hills ranch houses: tear-off, decking repair, new underlayment and flashing, and a rated cool roof shingle when more than half the roof is replaced, with Class A on foothill lots. See reroofing.
  • Low-slope roofs on Eichlers and on the flat sections of ranch houses, from membrane replacement to flat roof repair.
  • Roof repair in Granada Hills: leaks at valleys, vents, and walls, traced to the source before the fix.
  • Storm damage: tarping through our 24/7 emergency line, then a photo record and a written estimate you can forward to your insurer. Filing and settling the claim stay with you.

Granada Hills questions about Eichler roofs, the foothills, and cool roofs

Does a new roof on a Balboa Highlands Eichler need HPOZ review?

Check before you order anything. Balboa Highlands has been an HPOZ since 2010, LA City Planning reviews exterior work there, and skipping a required review can lead to LADBS enforcement and fines. The level of review depends on the change, so confirm it with HPOZ staff, especially if the roof’s material, edge, or height will change.

Yes, but only from above. The 2-inch redwood decking is also the exposed ceiling, so there is no attic to insulate from below. Rigid insulation goes over the deck and under the new membrane, which thickens the roof edge, a change to raise with HPOZ staff first. Fasteners then have to reach through the insulation into the decking without breaking through the ceiling.

Those on Very High parcels, so check by address. On the 2025 map, two foothill sample points near O’Melveny Park rate Very High and some Granada Hills patches were newly added, while Chatsworth Street at Balboa Boulevard is Non-Wildland. Houses on the flats can also use Class B, or Class C outside Fire District No. 1.

If more than half the roof is replaced, yes. Granada Hills is in climate zone 9, where a reroof that replaces over half of a house’s roof, steep-slope or low-slope, must use a rated cool roof product. Exceptions exist, such as area-weighted alternatives. A repair or a smaller partial replacement does not trigger it.
